Position Overview

 

  1. SCOPE OF ROLE:

Service for the Underserved, Inc. (S:US) is a dynamic social service and housing agency with 46 years of experience in providing housing and services to the most vulnerable in New York City.    The Real Estate team at S:US is tasked with maintaining and expanding S:US’ large and diverse Real Estate portfolio. Our team’s goal is to fulfill S:US’ commitment to reducing long-term homelessness by 90% and to enable all our residents to have a safe, clean, affordable place to call home, and all our staff have the right work environment to carry out the mission.

 

This is an exciting time at S:US as we recently announced a goal to create 20,000 affordable and supportive housing units in the next 10 years. S:US will be opening over 1000 units of housing in 2025 in 3 buildings and has an additional 325 units in construction and another 2000 in predevelopment.  S:US is among the two largest providers of supportive housing in New York State, and among the largest nationally.

 

The Senior Project Manager for Real Estate & Construction (SPM) will have the expertise and expertise in real estate project management and construction administration to both lead and assist real estate projects ranging from large multifamily new construction (100-500 units) to more moderate rehabilitation scopes ($50,000-$5 million) including Local Law 11 Façade work, elevator modernizations, boiler replacements and the like. The range of duties will include site suitability analysis, initial scoping, bidding, consultant procurement, site walk throughs, construction management, preparing and reviewing requisitions, tracking budgets.  The projects will include buildings owned solely by S:US and those owned jointly and with various for-profit partners. The role will report to the SVP of Real Estate and work closely with the Director of Housing Development and the VP for Facilities.

 

  1. ESSENTIAL DUTIES & RESPONSIBILITIES:
  • Participate and lead (when requested) design meetings with Architects and contractors prior to new construction closings and during construction.
  • Manage projects during construction ensuring they are on time and within budget, process requisitions, conduct site visits, manage the construction project team (architect, General Contract, other consultants).
  • Conduct regular analysis of S:US’ building portfolio to ensure adequate asset management.
  • Management of all existing design, engineering and environmental consultant contracts and drafting RFPs for new consultants, inclusive of scopes of work, bid tracking, and price leveling, follow S:US bidding process.
  • Review monthly project requisitions and assist accounting in timely payments.
  • Attend monthly requisition meetings and walk throughs.
  • Make regular site visits.
  • Assist in responses to Requests for Proposals and Requests for Qualifications.
  • Engage with residents and relocation staff to help coordinate with construction schedule and project timeline.
  • Work on special projects and collaborate with other disciplines as assigned by management.
  • Required to work in the field 3-4 days a week.

 

  • KEY PERFORMANCE STANDARDS
  • Passionate about the S:US mission generally and provision of supportive housing in particular.
  • 3–5 years of professional experience in a related field, including design-build, construction management, and development.
  • Familiarity with construction contracts and governmental contract administration.
  • Experience with HPD, HCR, and other NYC/NYS public agencies (preferred).
  • Experience with NYC Local Law 11 façade projects (preferred).
  • Experience with multifamily rehabilitation (preferred).
  • Experience with Procore or similar construction management software (preferred).
  • Strong analytical, organizational, and communication skills.
  • Highly organized, detail-oriented, and self-motivated.
  • Strong interpersonal skills.
  • Responsive and able to work in a fast-paced environment, often under strict deadlines.
  • Excellent written and verbal communication skills.
  • Strong MS Office skills.
  • Ability to work extended hours, including nights and weekends when necessary (not often).
  • Ability to work both independently and in a team-oriented environment.
  • Self-motivated: independent thinker with the ability to demonstrate initiative and maintain productivity.
  • Ability to travel independently to all neighborhoods of New York City.
  • Willingness to take on additional responsibilities across S:US’s Real Estate portfolio as needed.

  • Bachelor’s degree.

  • Master’s degree in a related field.
